Late Check Out: All late departures will be charged a mandatory fee of $75. House parties and Groups: House parties and groups with members under the age of 25 are prohibited. The Property Manager does not rent to non-family groups unless ALL members of the group are 25 years of age or older. Pets: NO PETS are permitted. Furnishings and Equipment: All homes and condominiums are privately owned and furnished. Consequently, we cannot make any changes to the property. All properties are complete with air conditioning and heat, and color cable television(s), unless stated otherwise. Most kitchens are equipped with the following: refrigerator/freezer, range/oven, drip coffee maker, toaster, sufficient tableware, flatware, cookware, glasses, cooking utensils, a microwave oven, and a dishwasher. There will either be a washer & dryer in your unit or access to a common coin-operated laundry facility will be onsite. If you notice any broken equipment, please report it to us as soon as possible so that we can make repairs in a timely manner. Rate adjustments will not be made for the failure of any appliances or equipment to be in working condition for a reasonable amount of time. Outside service contractors shall have the right to arrange, inspect and repair during your occupancy. Departure Cleaning: Before your departure, we ask that you remove all items from the freezer and refrigerator, run the dishwasher and return all items to their original places, carry out all trash and to close and lock all windows and doors. You will be responsible for leaving the property in a secure and orderly condition. We will clean the property and prepare it for subsequent occupancy. Bed & Bath Linens: Linens and towels are included in our rentals; unless otherwise stated. DAILY HOUSEKEEPING IS NOT INCLUDED IN RENTAL RATE. Please place all bed and bath linens in a pile at departure. Please place linens and towels in the pillow cases and place them on the kitchen floor. Internet: Most of our units come with free wireless internet. You will obtain the username and password upon arrival. There are times when connectivity problems are beyond our control. The Property Manager is not liable for any connection issues with the internet. The homeowner pays monthly for internet from Kingston Communications. Once the Property Manager staff contacts Kingston Communications, they will take care of the issue from there. Smoking: ALL units are NON-SMOKING AND THIS INCLUDES ON THE ENTIRE RENTAL PROPERTY. Resort Management: The Property Manager and/or its homeowners cannot guarantee that facilities at our resorts will be available for the use of our renters. This includes the Hilton and Embassy Suite pool decks, pools and Splash Water Park. Resort managers, builders, developers and homeowner associations from time to time change the rules and regulations about the facilities which are out of our control. We do not make rate adjustments or rebates due to these matters. We have zero access to the SPLASH water park at Kingston Plantation. Renters can access the health center for $10 a day or $45 a week in the summer time. Prices are subject to change without notice. Parking: Motorcycles, watercraft, trailer vehicles, high-rise vans, ATVs, and/or motor homes are NOT PERMITTED on any properties.
