One of the best appeals of this beautiful 2 bedroom and 1 bathroom vacation apartment is that it is walking distance to the red-line metro line which dissects Los Angeles. You can literally be in every major part of town within minutes - which makes this location great for tourists or corporate travelers. The living area of this vacation apartment has a modern design similar to many current trendy hotels. But don’t worry, the owners didn’t skimp on the furniture. The sofa you’ll be sitting on to watch the big 46” Flat Screen TV was custom made for this particular vacation rental. The fabric is made of soft Microfiber Suede and the couch is stuffed with medium to firm stuffing to ensure anyone would be comfortable on this sofa. You’ll love relaxing and watching TV or surfing the web with the rental’s free Wi-Fi service. You might even want to indulge in playing the Xbox. We have games for free but don’t forget to bring your favorites! The dining area which resides between the living area and the kitchen area can seat four people. However, we do not mind providing additional fold out chairs should you need extra seating. The kitchen is fully equipped with basic furnishings for you to cook and eat. There is plenty of counter space even with our full-sized refrigerator, coffee maker, and microwave in the area. Our central heating and air provides comfortable temperatures year-round. It doesn't matter if you choose the master or spare room. Both rooms have queen-size beds, private bathrooms with baths or shower preference (single units), and plenty of closet space. Parking is provided in a lot next door to the unit. Parking is billed at $10.00 per day on this reservation. If you are not in need of parking you may remove this from your reservation through booking page. Every rental is supplied with 1 set of keys that is covered by their security deposit. Because most (not all) of rentals have mechanical locks and gated parking we do charge a $150.00 deposit per key and garage remote for additional sets. If a key is lost at any of our properties or not returned- this deposit will cover the cost of changing the locks prior to the next guest arrival. Thank you for your understanding. Please note key deposits are returned upon exit as long as the keys are returned. If required, security deposits range from $200 to $500 will be taken on arrival. Security deposits vary from property to property. Security deposits are refunded exactly 7 business days after departure following a thorough inspection of the unit. ** Important ** To complete your booking, you MUST register at https://www.homescheckin.com to complete your reservation and access your check-in instructions. Must be 18 years of age at the time of renting and prove so by providing a government issued ID. Additional occupants must be disclosed in the rental agreement. Keys may, and will, only be issued specifically to the payee unless designated otherwise in writing 2) Utilities are included in the rental pricing for stays less than 30 nights. Any amount above average use will be billed to the tenant via the credit card on file or deducted from the tenants security deposit. 3) Additional occupants must be listed in the rental agreement and may not exceed the units maximum occupancy. Failure to report tenant names will result in cancellation, with no refund of the reservation. Parties and/or events of any kind are strictly prohibited. Parties are constituted by loud, or disturbing, noise volume any time during the rental period or by guest exceeding the maximum occupancy of the unit. Tenants who break additional occupant rules or no-party rules are subject to immediate notice-to-vacate without a refund or return of security deposit. 4) All units/properties are NON-SMOKING units. Smoking is strictly prohibited inside the rental units, inside the hallways of the rental units, and often times on the premises of the rental units. If the smell of smoke is detected inside a unit, guest will forfiet $500.00 of their security deposit or credit card authorization for decontamination of the unit. Please note that as of September 9, 2010 it is illegal to smoke outdoors in Los Angeles within 25-feet of any apartment building's open airway. This includes doorways, court-yards, and/or windows. 5) Unforseen events may render a unit uninhabitable before the tenants arrival. In this unfortunate event, guest will not be issued a refund if the Property Manager is able to provide reasonable accommodations in terms of size comparison; excluding accommodations such as pool, gym, or amenities. Location will be taken into consideration; however, the Property Manager reserves the right in unfortunate circumstances to place tenants up to 10 miles from their requested location. Refunds will only be issued if all resources are exhausted for relocation. 6) If required, security deposits will be taken at the time of rental. Security deposits vary from property to property. Security deposits are refunded exactly 7 business days after departure following a thorough inspection of the unit. 7) Rentals are rented "AS IS": The property Manager provides up to date images of its managed properties and cannot account for what guest perceive. Therefore, if the renter is unhappy for any reason with their rental they will agree to work with the Property Manager to resolve the necessary issues but will not be offered a refund or substitution of any kind for their rental decision. All rental agreements are final and are rented as-is. 8) All units are inspected and cleaned after departure. All rentals are subject to cleaning fees which will be provided to guest prior to booking. Each unit varies in price. All units are subject to cleaning fees that are non-negotiable regardless of guest intent or length of stay. The Property Manager considers any amount of time a guest stays a reason to clean. In the event the unit is excessively dirty- guest will be charged an additional $25.00 per hour cleaning fee based on the number of additional hours it may take to get the unit guest ready for new renters. All guest will be provided a basic check-list for checkout on how to leave their unit to ensure they will not be charged extra cleaning fees. Tenants are required to leave their rented property in the exact condition they found it in- including washing all dishes and putting them away, removing all trash from the unit, vacuuming, dusting, sweeping, and wiping down all major surface areas. PLEASE REFER TO YOUR SPECIFIC UNIT'S GUEST GUIDE FOR EXACT DETAILS. 10) Guests agree to leave the unit on the anticipated date of departure unless an extension of stay has been approved by the Property Manager. All extensions must, and will come in the form of a reservation extension bound by a financial transaction. Should a guest refuse to leave a unit preventing a new guest arrival, a charge of $500.00 per day will be billed to the current guest who refuses to leave.
