The course is well-known for the distinctive look and magnificent design by Steve Smyers with over 100 bunkers, undulating greens and tall grasses which will challenge any golfer.  We can offer great deals for groups of golfers who would like to make this their base for their golfing trips. There are two large supermarkets at the entrance of the community and has some excellent restaurants and take outs including an award winning Chinese takeout which  we can personally attest to being the best we have ever tasted in the area and Manny’s restaurant is only ½ mile away which is so popular people from far and wide start standing in line before opening to make sure they get a table! This villa is furnished beautifully and can accommodate up to 12 guests comfortably. Until now this home has been used exclusively by the family so it has many features not associated with vacation homes including kitchen equipment, DVD movies, x box games, toys , games for the children and high end children equipment and a coal BBQ grill.  Downstairs you have a spacious living room with a IPod docking station , a 50” high definition TV and a DVD player.There are three large leather sofas giving the family plenty of space to sit down and watch an unlimited choice of movies on the Netfix Package that the owners have provided for your enjoyment. The Formal Dining Room is furnished with a lovely dining table. There is a fully equipped gourmet kitchen if you like to stay home after a fun day at the parks to make a lovely dinner for your family or friends. There is also a bonus room / games room fully furnished with a sofa bed, single recliner and a 42” high definition TV , a Xbox 360 with games and plenty of things to keep the children occupied. The King Master Bedroom and en-suite is situated downstairs with a 32” HDTV. There is also a day bed with trundle bed underneath offering additional sleeping space for 2. Upstairs you have 3 spacious bedrooms including a King, a Queen and Full. This home has everything you can ask for with TV’s in every room, Free WIFI and Free long distance and International calls oh and don’t forget the 2 extra bathrooms. This home is perfect for a vacation to the Sunshine State. Whether you are relaxing and catching the Florida sunshine by your private pool and spa overlooking the second tee, playing golf or visiting one of the Theme Parks that are only a short drive away you are sure to enjoy your stay in this stunning home. ***Private Pool Heating: As is typical for the Orlando area vacation rentals, pool heating is optional and particularly from May – October usually is not necessary. TERMS AND CONDITIONS Rules & Requirements: Self-Catering: All rental properties are self-contained. You are responsible for purchasing food, paper goods, cleaning supplies or other necessities you require during your stay. You will be furnished with 1 roll of toilet tissue per bathroom, 1 roll of paper towels, 3 dishwasher tablets, travel size soap & shampoo, 1 trash bag per basket. Trash: Curbside pick-up is on Thursday morning. Trash must be in a sealed trash bag and placed in the bin at the end of the driveway for pick up. Please take to the curb on Wednesday evening ONLY.They must be replaced at the villa by dusk Thursday. Larger items or smelly items should be thrown to the dumpster at the Clubhouse. Trash inside the villa must be placed in a trash bag. Do not put trash in a trash can without a bag. $25 will be deducted from your security deposit for excess trash removal after your departure. Spills & Stains on the Carpet & Furniture: If you spill something please clean it up quickly. If you do not clean up the spill you will be responsible for having the stain removed; all charges will be deducted from your security deposit. Departure Checkout Time: 10 AM. We must have time to ready the house for the next guests. Late departure will result in a charge to your security deposit from the homeowner and the delayed housekeeping staff. Cigarette smoke lingers in a home forever; many people are offended by the smell of smoke. The owners & all following guests would appreciate you honoring their wishes by smoking outside. If you smoke in a house, a minimum of $!50 deodorizing fee will be deducted from your security deposit. Refunds on Breakdowns: No appliances are guaranteed. There will be no refunds on appliances, power, water, telephone, cable, toilets, pool heaters, pumps or any item on the rental property due to breakdown. All homes are kept in good working order & any breakdown will be repaired as quickly as possible. Money will not be refunded for circumstances out of our control. Maximum Number of Occupants Per Unit: Each home has a maximum number of beds & or sofa bed to sleep guests comfortably. Homes are not to exceed the maximum allowable occupancy. Children over 2 years of age will be counted as one person. For your safety, maximum occupancy is strictly enforced. Renters defying the maximum amount of persons will be asked to move to a larger size home or homes that will accommodate all guests in your party. The increased rental rate will vary depending on the size of the home or homes needed. If guests are not willing to move, they will be evicted and will automatically forfeit their rental fee as well as their security deposit. There are NO EXCEPTIONS. Pool/Window Alarms: DO NOT DISABLE OR DISARM ANY ALARM ON ANY WINDOW OR DOOR LEADING TO POOL AREA.
