The apartment:The apartment is made of a cozy living area with a living room (with TV) and a dining table. Through little stairs, you will access a fully equipped kitchen (with dishwater!). A double bedroom (2 single mattresses attached to a box spring) is on the façade, separated from the rest of the apartment by large doors. The bathroom and the toilet are accessible through the bedroom. Entrance: The Louise 1 is in the first floor of a lovely impressive house, without elevator. The Louise 2 and Louise 3 are located in the same house, respectively on the 2nd and 3rd floor. The neighborhood: The apartment is ideally located thanks to its proximity with 3 different interesting neighborhoods close to each other: -150m away, the Cambre Wood and Park, very popular for its walks, joggings, picnics…a bowl of fresh air right next the Louise Avenue, one of the most frequented avenue of the city.-A little walk away, find every facility in the Louise Avenue: a press shop, restaurants, a fitness gym… Go and try “le Café de la Presse”…one of the best place to eat your breakfasts and lunches.-300 m away, you will reach the “Bascule” quarter with a wash house, supermarkets, brasseries, snack bars, a little shopping center, banks, chemists, libraries… you won’t miss anything! Travel facilities: By car? It is easy to access the accommodation thorough the near major road links. In the evening, you will easily find parking spaces in Louise Avenue and neighboring streets. By day, however, it is more difficult…A tramway stop is facing the apartment and the bus stop is close, Louise Avenue. The buses and tramways stopping there will take you to all the city’s hot spots! By train? Brussels Midi is the nearest train station, but you will either take the bus or the tramway to reach the accommodation. Want to ride your bicycle like Freddy? This contract is henceforth subject to common law stipulated in the Belgian Civil Code, excluding special rules for the principal residence of the renter and any special rules to commercial leases. CANCELLATION OF RENTAL CONTRACT The owner has the right to cancel the contract directly and to require the immediate evacuation of the accommodation if the tenant is found to be seriously non-compliant in his/her obligation to maintain the apartment, especially if he/she provides lodging for more people and / or pets than are authorized and stipulated in the contract, or if he/she damages the premises or does not meet his/her commitments as a good tenant. If the owner cannot make the premises available due to circumstances that cannot be attributed to him/her, the agent is authorized on behalf of the owner to cancel the contract. Therefore, the tenant recovers his/her rent and is not entitled to any compensation. In such a case, the owner or his/her agent will do his/her utmost to propose to the renter an alternative as similar as possible for the same period or a different period. OCCUPATION OF PREMISES The renter is obligated to personally occupy the premises in "as a responsible tenant" and to maintain them. This implies, especially, the fact that objects that are part of the equipment cannot be moved, that the guidelines for tidiness inside the premises must be followed, and that, prior to his/her departure, the tenant must clean the apartment (otherwise cleaning fees will be deducted from the deposit). PETS AND SUBLETTING The tenant may not sublet the dwelling and may not own a pet or allow a pet to have access to the building NUMBER OF PERSONS The number of tenants may never exceed the number stipulated in this lease. INVENTORY In dwellings where there is an inventory of items, the renter is required to verify its accuracy. This also applies to the cleanliness of the premises. Both parties must sign the inventory; it documents the current condition of the dwelling and of its equipment. The tenant must return the rented property in the same condition it was found in when possession was taken thereof. The renter is responsible for any loss or damage. Any difference, defect or malfunction must be reported in writing to the owner or his/her agent no later than 12:00 p.m. on the day after arrival. SMOKING It is strictly forbidden to smoke in the dwellings. The owner reserves the right to require a payment of 200 € if he/she smells smoke in the dwelling at the end of the stay. IMPRINT OF CREDIT CARD In case of payment difficulties, the owner or his/her agent is authorized to make usage of the imprint or number of the tenant´s credit card
