The superb Gulf coast beaches can be reached in about 90 minutes while to the east, Kennedy Space Centre and Cocoa beach on the Atlantic coast can be reached in about an hour. Located on the Glenbrook development in Clermont, this single level villa has 3 bedrooms and 2 bathrooms and is tastefully decorated and furnished throughout. Originally designed as a 4 bedroom home, the 4th bedroom has been converted to a ‘den’ and has a 3 seater sofa-bed, computer desk and 30” flatscreen TV with Playstation console and controller. No games are provided but these can be rented easily via Red Box at grocery stores. The master bedroom has a king size bed, 40” flatscreen TV, patio doors to the pool area and en-suite bathroom with bath/shower, single basin, WC and walk in closet. Bedroom 2 has a queen bed, double closet, patio door to pool area and flatscreen TV. Bedroom 3 has twin beds, double closet and flatscreen TV. Family bathroom has bath/shower, basin and WC. The main living area is fully tiled and has an open plan theme. The seating area has a 3 seater and 2 seater leather sofa combination, 45” flatscreen TV, DVD player, cable TV, surround sound system, patio doors to the pool area. Dining area seats 6. Fully equipped kitchen with electric oven/hob, microwave, dishwasher, double sink with disposal unit, pantry, large fridge/freezer, utility room with washer and dryer and bar seating for 3 people. TERMS AND CONDITIONS Damage Deposit: When renting a property you are expected to ensure that your party members act responsibly and respect the property and its contents. However we recognize that accidents can and do happen so we charge a non-refundable Accidental Damage Waiver (ADW) fee to every reservation. This is not an insurance policy but we will not charge the party leader for any accidental damage up to the value of $500. All accidental damage must be reported to the Property Manager as soon as it occurs so that they can make the appropriate arrangements to repair/replace the item concerned. Occupancy: Your vacation home will be ready for occupancy from 4:00pm on the day of arrival and needs to be vacated promptly by 10:00am on the day of departure. If you have a late flight you should consider reserving the home for an extra night or pre-arranging a late check out if possible (this may be subject to an additional charge). Replacement Homes: We will make every reasonable effort to provide the exact vacation home stated in our reservation confirmation. However if a situation arises that causes a vacation home to become unserviceable or unavailable then we will try to provide a replacement home of at least an equal standard. Should this situation arise the client will always be offered the option of cancelling their reservation with a full refund of all monies paid. Conduct: We ask that you act in a considerate and courteous manner to your neighbors. Pools & Pool Heating: Please note that the swimming pool is a free facility included along with the pool home you are renting. Most pools have a pool heater that can be switched on at an extra cost, this also services the spa if applicable (the spa will NOT get warm unless you order pool heating). We are happy to arrange this for you should you require it. In ocassional severe winter conditions is it possible that the pool heater may not be able to maintain the water at a temperature of 80 degrees - this does NOT constitute a malfunction. Maintenance: Access to the rental home may be required by authorized maintenance personnel during your stay. Pets: Pets are not permitted Smoking: Smoking indoors is not permitted in any of our homes. You will be expected to place your garbage in the proper collection bins and place the bins out for collection on the appropriate day. Please do not place anything other than toilet paper in the toilet bowls. Plungers are provided but if a plumber is needed then the guest will be responsible for the cost incurred. Keep your key in the lock box. Guests are responsible for the cost of replacing lost or stolen keys and lost lock box tops. If you lock yourself out of the home and need assistance to re-enter the property then the cost of this, along with the cost of replacing any locks, will be the guests responsibility.
