The studio: The living area is made of a “sleeping” side with two twin beds and an “eating” side open to a fully equipped kitchen. The toilet and the bathroom (shower and sink) have one particularity: the access to the bathroom is made through the shower. The studio is located in a one-way street where there is not a lot of traffic (very quiet) and you will enjoy the possibility to park just in front of it. Entrance: The studio is located in the first floor of a 3 floors house (without elevator). The neighborhood: As for its name, the studio is located along the Cambre Abbey, in a beautiful green and quiet residential area. Near, you will appreciate the view of various Art Nouveau and Art Deco houses. The Cambre Abbey Park is greatly appreciated for its walks, jogging, picnics…a bit of fresh right next to the Louise Avenue, very popular in the city. There, you will find every facility you need from a press shop, to different supermarkets or a fitness gym. Try “Le Café de la Presse” and after please, share your comments with us! For a great breakfast or a wonderful lunch, it is the place to be! Crossing the park, find the Hippodrome Avenue where you will enjoy 2 of our favorites eating establishments: “Les Tartines de Lila” (“cozy” sandwich shop) and “Les Tartes de Françoise (a must taste in Brussels!). Walking a bit longer (15 minutes taking a beautiful walk on the Ixelles Ponds) you will reach the Flagey Place and enjoy a drink or awesome chips in bustling Café Belga! Travel facilities: By car? You will access the accommodation through the Louise Avenue. The street is a one way street and there is place to park just in front of the house. By bus or tramway? 5 minutes’ walk away, a stop will take you to all the city’s hot spots! By train? The nearest train station is the Midi train station but you will have to take the bus or the tramway to reach the studio. Want to ride your bicycle like Freddy? Pick up a “villo”, bikes granted by the City of Brussels, in all the Villo stations available. Welcoming: The tenant of the apartment will welcome you and give you the keys. This contract is henceforth subject to common law stipulated in the Belgian Civil Code, excluding special rules for the principal residence of the renter and any special rules to commercial leases. CANCELLATION OF RENTAL CONTRACT The owner has the right to cancel the contract directly and to require the immediate evacuation of the accommodation if the tenant is found to be seriously non-compliant in his/her obligation to maintain the apartment, especially if he/she provides lodging for more people and / or pets than are authorized and stipulated in the contract, or if he/she damages the premises or does not meet his/her commitments as a good tenant. If the owner cannot make the premises available due to circumstances that cannot be attributed to him/her, the agent is authorized on behalf of the owner to cancel the contract. Therefore, the tenant recovers his/her rent and is not entitled to any compensation. In such a case, the owner or his/her agent will do his/her utmost to propose to the renter an alternative as similar as possible for the same period or a different period. OCCUPATION OF PREMISES The renter is obligated to personally occupy the premises in "as a responsible tenant" and to maintain them. This implies, especially, the fact that objects that are part of the equipment cannot be moved, that the guidelines for tidiness inside the premises must be followed, and that, prior to his/her departure, the tenant must clean the apartment (otherwise cleaning fees will be deducted from the deposit). PETS AND SUBLETTING The tenant may not sublet the dwelling and may not own a pet or allow a pet to have access to the building NUMBER OF PERSONS The number of tenants may never exceed the number stipulated in this lease. INVENTORY In dwellings where there is an inventory of items, the renter is required to verify its accuracy. This also applies to the cleanliness of the premises. Both parties must sign the inventory; it documents the current condition of the dwelling and of its equipment. The tenant must return the rented property in the same condition it was found in when possession was taken thereof. The renter is responsible for any loss or damage. Any difference, defect or malfunction must be reported in writing to the owner or his/her agent no later than 12:00 p.m. on the day after arrival. SMOKING It is strictly forbidden to smoke in the dwellings. The owner reserves the right to require a payment of 200 € if he/she smells smoke in the dwelling at the end of the stay.
