I stayed at the Tokyo Inn for a week (first week in June 2018). Facilities were clean, room has air conditioning, TV, android mobile phone (which was really useful for finding our way around Tokyo). When we had niggles, we reported them to the front desk (who were friendly) and they were dealt with issues promptly. The rooms are served by complimentary wifi so you can use your own devices in the rooms.

Free shuttle bus from both international and domestic terminals; hotel is closed to the airport, about 5 minutes driving; room is decent and clean with A/C, wi-fi, mini fridge, TV, and everything you can ask for; two styles of breakfasts -- Japanese and American are included; you can get a night gown pajamas, a comb, a set of toothbrush, and a razor to use free of charge; close to 7-11, Lawson, and Family-Mart; hotel is very close to walk to Daishibashi bridge to see Tama River; overall, I would highly recommend this hotel

Deluxe room is small but adequate especially if you don't plan to stay in anyway. Rooms are clean. Convenient because this is literally on top of a subway line but note this line is not the main one that goes to the main atttactions like Shibuya, Akihabara or Shinjuku. You will always have to transfer. If a 20-30 minute ride to these locations is fine for you then this should be okay.

It's clean, as everything in Japan. Rooms are small but you can get even smaller in other hotels. Location is quite good: the hotel is steps away from subway entrance and it's 10-15 minutes pretty much everywhere downtown. The metro (Asakusa) line has a direct link to NRT by local train (1430 yen), save yourself some money, hop on a train there (make 1 interchange), and forget Narita Express (~3,500 yen) - for train schedule Google the route. Staff are friendly but do not expect fluency in English, just the basics, for this is no Ritz. BIG PLUS: the little restaurant in the same building is cheap and GOOD, never tried their breakfast though (the main menu is A+ for meat lovers). MINUS: unless you're a smoker, do NOT agree on a smoking root, the smell was bad and the ventilation brought in more smoke from the next room. The walls are also quite thin, I could distinctly hear a neighbor snore. Same for the kids next door, not that it bothered me too much. OVERALL: not a bad pick at all, for the budget-conscious traveler. If you're hoping to save on food, a grocery store is across the road. There's a kettle in the room, so making tea/coffee is not an issue. Would not hesitate to bool there again, just not a smoking room (it was cheap).
