We stay in Santa Rosa every time we come. To be in San Rufino piazza is priceless for us. The apartments here are large, beautiful and well maintained. The gardens in back are fabulous and peaceful. We cook in our kitchen to save money eating out so we can stay here longer. It's a two hour train ride from Rome. Piazza matteoti is the bus stop from the train. “Wonderful place!”

I just spent a month in Assisi staying at Palazzo Minciotti. I was alone, and I stayed in Santa Rosa (the smallest apartment). My comments apply only to that apartment. There are many things to recommend here: A/C works very, very well; kitchen has much to offer; beds are comfortable; bathroom is more than adequate. But keep in mind that as the apartment is advertised as accommodating 3-5 people (which is true, for beds), there is only one shower/sink/commode. One thing I brought that I was very grateful for was a set of my own knives. But then, I do this when staying with friends, as well. It's worth it. There is a fine dishwasher and fine clothes washing machine; keep I mind there is NO dryer (there are racks on which to hang the clothes; it works out fine if you're not in a hurry). The windows open on to the Piazza San Rufino--it can be noisy at night. But the location more than makes up for it. Just down the street there is a wonderful grocery store, and below (on Via San Gabriele Addorolato) there is a fruit/veg shop and a meat store, plus more grocery stores. You can find pretty well everything you want there, if you plan on cooking (which I did). Chairs are very comfortable in the kitchen/living area. It takes a bit of practice to get the stove lit, but once it is it heats water (eg, for pasta) very quickly. One difficulty: the sign in this apartment says "No Smoking," but others in the building do smoke, and the fumes transfer too easily into this apartment. All in all, this is a great place to stay-- great location, wonderful people hosting you, with a garden and piscina (!). All in all, two thumbs up!

This apartment was an ideal place for our stay in Umbria. Stayed here for 6 nights with my family and a family friend. The apartment is very comfortable as this was the former home of the owners of the Palazzo apartments. Wonderful views from all the rooms. Warm and comfortable living room. Stove, fridge, dishwasher and washing machine also worked well. Lots of space in the three bedrooms and the heating was perfect for the cooler nights. Located on the top floor (Apartment San Rufino), there was little issue with street noise). Did not use the upstairs recreational area which has a garden and a pool but it looked nice. Able to cook most meals in this kitchen easily and lots of lovely restaurants a stone's throw away from the Palazzo Miniciotti (which is directly opposite the San Rufino church). Was able to do many day trips to Montepulciano and Spoleto. They were able to provide a baby cot and high chair for my family. Parking available for our car rental was also provided at extra cost.
