TERMS AND CONDITIONS Upon expiration of the rental period, the Tenant shall surrender the Villa, its contents and all keys connected therewith to the Owner or Owner’s agent, all broom clean, and in good order, condition and repair (ordinary wear and tear excepted), and free of all property of the Tenant. The Tenant shall be liable for the cost and expense of repairing any and all damages to the Villa and its contents caused by the Tenant. A fee of twenty-five dollars ($25.00) shall be charged for each key not returned to the Owner. The Owner will return the security deposit to the Tenant within thirty (30) days following the expiration of the rental period if the Villa and all furnishings and equipment are vacated in order and in a reasonably clean condition, and nothing is missing or damaged. In the event that the Villa is not vacated in such condition or items are missing or damaged, the Owner may apply the security deposit to the costs and expenses of cleaning, repair and replacement. If excessive cleaning is required, it will be considered damage. The manager of the Villa or other agent of the Owner will check the Villa following the Tenant’s departure to determine the condition of the Villa and its contents and to take inventory.
