The first floor features a fully equipped kitchen complete with the following appliances: refrigerator, freezer, microwave, toaster, oven, stove top, coffeemaker, kettle, and dishwasher. The dining room and living room share a large space on this floor with a cozy fireplace, television, DVD player, stereo, books, toys, and games, providing ample entertainment for your holiday. The one bedroom on this floor has one double bed and there is also a bathroom.The second floor is home to three additional bedrooms and a studio as well as two bathrooms, one of which is ensuite.This villa is located just outside of Muntanyes de l´Ordal where endless greenspace offers countless opportunities to enjoy the outdoors, including hiking, biking, horseback riding, photography, and stunning scenery.Castellvi de Rosanes is located conveniently off of Autopista de la Mediterrania and Road A-2.The closest train station is in Martorel and transports you directly to Barcelona or other exciting cities along the Spanish coast.Departure cleaning & pool/garden maintenance charge 140 EUR.Department of tourism registration number: 2014 license in process. TERMS AND CONDITIONS Insurance Requirements Holiday and travel Insurance, including cancellation cover, is essential for your own protection and we strongly recommend that you and all members of your party be suitably insured. If you choose to travel without adequate holiday insurance cover, we will not be liable for any losses however arising in respect of which insurance cover would otherwise have been available. Damage deposit / Accidental Damage Waiver (ADW) The Manager charges an Accidental Damage Protection Fund which is a non-refundable one time payment of 45 Euros and cover unintentional damage to the rented holiday home and its inventory during your stay. Repairs will be handled and paid for directly by the Property Manager to a total maximum value of 500 EUR. Please note that this fund does not cover willful and negligent behavior or vandalism. The guest must ensure that the property is returned in a presentable and tidy state including the washing-up of dishes, cutlery, and kitchen utensils etc., emptying of the refrigerator, the freezer, dust bins, cleaning of the BBQ and removal of rubbish/trash. This is also valid although the guest has paid a final cleaning or such a cleaning is already included in the rent. A generous allowance of water and electricity is included in the rental price; however, you will be charged for abuse of these services (leaving water/hoses open and running for long periods of time, door/windows open when using air-conditioning/heating, etc.) Water and electricity readings are taken before and after every stay in every property. Party Size At no time must any more persons occupy a property than stated on the booking form, except with prior written agreement. Property Standards We have carefully selected and inspected all the properties that we advertise and we endeavor to maintain high standards. However, if you have a problem during your holiday, immediately inform the local representative who will then endeavor to put things right. If you fail to do this we cannot accept responsibility, as we have not had the opportunity to investigate and rectify the problem. Change and Non Availability of accommodation On rare occasions it may be unavoidable to change your chosen villa because of circumstances beyond our or the owners control; we will endeavor to inform you of this asap and offer you either alternative accommodation of similar or superior standard, a refund if nothing is suitable or discuss other options. Air Conditioning Air conditioning means units in at least 2 areas of the villa (for example, living room and bedroom). We accept no responsibility for the breakdown of these units under any circumstances although we will always endeavor to rectify the matter as soon as possible. Pets Pets are welcome at some of our properties. Please ask. Cleaning The maid service will be on your day of arrival and day of departure only. Most houses do have washing machines or, should you wish, additional cleaning & laundry can usually be arranged at an additional charge.
